Chapter one. What does an architect charge? Architecture arouses sentiments in man. The architects task, therefore, is to make those sentiments more precise. Adolf Loos What is an architect charge? This is usually the first question potential clients ask me, and that's understandable. But instead of making that your first question, I'd like you to consider that it should be. Your last question is your architect. I can't answer it precisely until I answer many more questions. First, an architect must learn what you want to do in your home. The complexity of the project and other details help determine an architect's fees. Sharing expectations, and creating that clarity between you and the architect is the most important step in a successful remodeling project. When I sit down with a couple to learn what they want to do with their home, I often end up mediating between the two parties. In fact, I joked that I've earned the equivalent of a college minor and family mediation because when I sit down with two people who don't have a clear idea between themselves what they want to do to their home, I end up as the mediator between two often warring parties. What she wants and what he wants could be entirely different. Or what they want cannot be accomplished with the current design of the home or the proposed budget. Over the years, my experience on how to resolve issues between quarreling couples makes it possible to have a successful project at the end of the project. What you're clear about the remodeling project. There's so much more that you can expect from your architect, and you want to ask questions that will help you discover all the intangibles and architect services provide. You want to know your architect's perspective on how they'll designed the space in which you live. You want to hear their ideas on how she can help you create the perfect home where you'll raise your Children. Whether you spend X amount of dollars or why amount of dollars will mean very little 5 to 10 years down the road, well designed space is worth its weight in gold. An architect and especially a good architect, will save you much more than what they charge. It's so much smarter and cheaper to build a house right the first time than to try to fix the problems later in your architect knows where all those future problems are. Architectural fees Now that you understand the preliminary questions to ask an architect, we can cut to the chase and talk about what an architect charges. An architect usually charges a fixed fee based on a percentage of the total construction cost. For example, if you're remodeling project costs $100,000 my fee will be a percentage of that construction cost. A rough number for your project might be 8 to 10% of the construction cost for a home remodel, then 6 to 8% for new construction. Let's look at two examples. New construction. You own a plot of land and you want to build a single story house that is 2500 square feet. If the properties in California, I'll estimate construction costs at $150 per square foot or
