Hi, Susan Urban here. I just want to get right back into it. So, like I said earlier, Number number three we wanted to verify ownership. Number four. We want we want to verify with ease sellers. If their homes are interested, I would say check to see if it's listed with an agency. Sometimes we know it could be very difficult to work with. Agencies in China work with the owner, so we just want to check and see if these homes are listed with an agency or some somebody else. So so that's always something you want to check out. The next very important thing, obviously, is occupancy. You want to leave for anybody? If anybody's living in these homes, um, or if it if it's vacant, if it's occupied, do you want to know what conditions it's in? Um, Electoral. That would be for for a number six when you go into property deals. So so number six property details, Of course. Obviously, I'm looking into the details, so you want to get into obvious information like, what is the square footage? How many bedrooms They are harmony. You know how many what is to live in the real like, um, you want to ask him a couple of questions today? Replace the carpets recently. What about the roof? You want to find out about the roof? How old is the roof? Um, and a lot of things shot to find out as much details as you can find out about the property. This might be a point when sellers get a little edgy and they want to know. Well, you're asking a lot of questions. I'm thinking to buy your home, let them know you're thinking to buy the home. You want to know. It's much about this. House urges. Homer this property as possible, so don't be surprised if they become a little edgy. I don't I don't think it's something that should bother me. If they get a little edgy about these questions, I ask tons. I ask tons of questions. I currently work in the medical field. Um, I I handle patients that deal to CPAP. I handle patients that are on their last Ah, you know, so not to get into it. But I I deal with a lot off edgy people each day and getting around them, and like a set of here in the intial. One of the most important thing is to getting people to like you. And it's also it all starts with your intro. So you want to get people to like you for short. It's very, very, very important. You don't want to just jump in deer and and and buy a house or sell a house. But you want to verify or not verify what you want it you want. You want to feel comfortable. You want to let this person feel comfy with you? Um, very important here. Evidently. Motivations. Right. So you want to get into no Gettinto? Why this person want to sell? What are your motivations? Are you going away for retirement? Is it about neighborhood? Are you getting the divorce? You know, could be a very interesting are edgy topic again. Um, very important, of course. So to find that out, I always find out what art sellers motivations. Maybe there's a foreclosure, maybe some inheritance. You never know, right? So I always find that out. The, um the other thing we wanted to look at here, I think if we can get down to it here, number eight, um I can get done here. Definitely financing. You wanna ask all about the financing? So, um, when it comes to the financing, basically one oysters and morte mortgage hitters and loans, um, for the property. So you definitely want to know about all financing when it comes to that Number nine start negotiations. And I'm pretty sure all of this would sum up in some scripts which you, which you guys pretty much already have set out already. Excuse me. So start negotiations. And, of course, number 10 evidently follow up. So So that is something that I'm still working on and looking into and research in to see how to follow up. What are some scripts that works? And like I said, I'm sure you've got scripts in and stuff that we're gonna work on. Um, with that said, I, um I do work with a lot of scripts. I'll I work with a lot of different sellers, a lot of different buyers, a lot of different companies. So getting on the phone, speaking to someone who I don't know or who I do know definitely is not a problem. It's something that can be done easily with confidence with, um with with with good confidence and make it easy. Make everything
