America's open spaces are disappearing. Between 1982 and 2015 roughly 43 million acres of land were lost to development. But thanks to tax incentives put in place by Congress, private landowners are working to conserve natural land. In fact, OS eyes conservation efforts have prevented the open pit mining of more than 2.7 billion tons. Improving mineral resource is the landowners who donate the land benefit from a charitable deduction and the public benefits from clean water and air, scenic views, wildlife habitats and products from local farms and ranches. Studies conducted in two different states estimate that for each dollar invested in a conservation easement, taxpayers saved 4 to $12 on water and air pollution. Conservation easements have been so successful that more than 27 million acres have been protected.
