situated in East Abbotsford at the base of Sumas Mountain, since 90 acres of land carved out of the hillside and left without the area's natural foliage. Ah previous development attempt has left the area as an abandoned scar on the side of Sumas Mountain. The high line vision for the area is to begin healing this part of the hillside with stunning views of Mount Baker in the surrounding Fraser Valley region. Our hope is to restore and transformed the area into a vibrant hillside community using the most environmentally conscious building practices possible. We believe that the introduction of a new Abbotsford neighborhood will be environmentally and economically valuable for the area and the existing businesses and communities surrounding it. Presently, the site stands in its current state is a reminder of an incomplete concept. But by keeping the desire to protect and restore the area's natural beauty at the forefront of the high line project, we believe we can reverse the ecological degradation of the area while finding a practical solution for the land. Highline has been designed with 42 acres dedicated to parks and greenery, and in addition to these dedications, will have substantial internal green space incorporated throughout the development from reclaiming the streams, which once ran through the area to ensuring only 12% residential site coverage. We want every action that goes into the rebuilding of the area to reflect a harmony between the land and the Highline community level. Tonight was retained to do a comprehensive geo technical survey and stability testing of the slope. Based on their findings, which were also peer reviewed, the hillside was deemed more than capable of supporting the proposed development. Highline will be directly accessible through Watt come road and lower Sumas Mountain Road, meaning existing residents of the surrounding neighborhoods won't experience a large influx and traffic patterns. As this map illustrates, Highline residents will have direct highway access to the development rather than having to cross through adjacent neighborhoods. Mixing form and character, Highline will be a combination of West Coast contemporary and urban sophistication, featuring expansive windows and a bold mixture of wood and stone. The vision for Highline is to showcase the area's natural scenery while creating a natural flow between indoor and outdoor living as a multi family neighborhood offering mixed housing styles. Our ambition is to shape Highline into a community for all demographics. A network of trails accessible to the public was surround the development. Set against the southern slope of Sumas Mountain. This system of Trailways will provide Abbotsford with easy access, toe lush forests and unique terrain from which to view the Fraser Valley. Beyond the natural resource is that high line hopes to protect and restore Highline Residents will also have access to the high line playground and clubhouse, featuring a lap pool, reading room and shared lounges. As a collection of 555 new homes. Hi Lines Introduction will help boost traffic for local businesses and stimulate economic growth in nearby complexes that need a larger customer base such as parallel marketplace and walk Come Station. Thank you for taking the time to listen to our proposed solution for high line as a site which has already been to forested and has existing roads cut into it. We believe our vision to restore the 90 acres of land with ample Parkland, dedication and only 12% residential coverage is the most economically and environmentally viable way to recover the area sustainably and responsibly reclaiming the land in a way that promotes the natural beauty and livability of Abbotsford are at the heart of our mission. The philosophy behind Highline is to provide the most minimally in tactful way to connect the land with the people of Abbotsford.
